Oceanfront Condo Complex Overlooking Gardens & Ocean | Condo in Cancun

Wake up to the sun glistening across the ocean, feel the sea breeze as you enjoy your morning coffee on the balcony, & if you are there the right time of the month, dim the lights (almost all lights have dimmers), and let the moon shining across the water enhance those romantic nights.
Amara Cancun is a complex with guarded, gated entrance, security 24/7, & walkways meandering thru the gardens leading to the BBQ grill areas, 2 palapas, pool, beach, & playground, all close to the condo building. Wonderful views of the Caribbean Sea, Isla Mujeres, & the coastline toward & along a portion of the Hotel Zone.
So there is no misunderstanding, Amara Cancun is a residential complex, with privately owned condos, not a resort.
Not located in Hotel Zone, but just north of the Hotel Zone.
Beach in the area is calm so does have seaweed.
The master bedroom has a king size bed, second bedroom has a queen size bed (both of these rooms have built-in closets & drawers as well as night stands & dressers so storage for clothes is plentiful), there is a small 3rd sleeping room with bunk beds (no closet) with a 4 drawer cabinet for storage, plus a sleeper sofa in the TV room with a queen size pull out bed, so the condo could sleep 6-8 comfortably. In the past, 8 was the very maximum the condo would accommodate, preferably less. However, Please note*
the administration previously informed it prefers a maximum of 7,
** although new regulations regarding vacation rentals capacity at Amara Cancun include:
- For a 3 bedroom the capacity is 6 people
- From 4 years of age the minors will be considered as occupant and will be considered for the count of the capacity of the units
- Children under 4 years old can stay with their guardians in the same room
2 bedrooms have safes in the closet just in case you want that extra secure feeling for your jewelry, cash, passports, etc.
Attention Ladies: All 3 bathrooms have wall mounted hair dryers. The guest/2nd bath & 3rd bath have wall mounted, lighted, magnifying mirrors, & the master suite has a lighted magnifying mirror on the built-in makeup counter. All 3 baths are stocked (supposed to be) with cotton rounds & Q-tips.
With both living room & TV room there is plenty of space for everyone to spread out, there's a dining room area between kitchen & living room with long table & 8 chairs, plus 4 bar stools, & fully equipped kitchen, not just the bare essentials either. When we used to travel to different areas I learned to pack saran wrap, aluminum foil, zip lock bags, etc. I wanted others to enjoy the condo & have all these items already conveniently in place.
Each air conditioning unit has it's own remote control, & ceiling fans have individual remote controls. Master bedroom, 2nd bedroom, TV room, & now kitchen area too, have wall mounted flat screen TV's. Master bedroom has Blue Ray DVD, TV room has Blue Ray DVD & Home Theatre with surround sound, & there's wireless internet.
Laundry room is supplied with laundry detergent, fabric softener, spray starch, iron & ironing board, broom, vacuum cleaner, etc. All linens & pool towels are provided as well as beach towels, so all you have to pack are your clothes & personal toiletries.
There are numerous upgrades and additions to this condo from the typical unit there. We wanted it to be very nice, comfortable, & feel like home for others to enjoy, as well as ourselves & family & friends that join us.
If you have your own car or rental car, there are 2 outside assigned parking spaces, & an additional assigned space in the covered garage, conveniently located at the foot of the stairs & just a few feet from the elevator. There are 2 carts near the elevator to transport luggage & groceries from your car or taxi to the condo. Please be courteous to others & return the carts as soon as you are finished with them.
Circle K Convenient store is across the street, & Oxxo Convenient store is a short walk up the street at the Terminal, where you can also take the ferry to Isla Mujeres - about $14 per person round trip (unless that changed since we last ckd) - can rent a golf cart & tour the island, shop, have a great lunch, enjoy the beach, swim with the dolphins (this particular activity is a bit pricey) - Isla Mujeres is a great day trip.
There are a lot of shopping markets, such as Market 28 downtown, & several malls including Plaza Kukulcan, Plaza la Isla, Plaza Flamingo, and Plaza Forum in the Hotel Zone, & Las Americas on Av. (not a misspell, that's the way it is in Cancun) Tulum. Suparama by Wal-Mart grocery is just a few minutes away on Av. Bonampak, plus Wal-Mart, Sams, & Costco downtown. Other large stores similar to Wal-Mart are: Chedraui, Mega. & Soriana. All these have bakeries with a variety of fresh breads & pastries. You can get fresh Lobster & fish from the fisherman at the beach, at fish house a block or 2 down the street that is perpendicular to Av Jose Lopez Portillo across the street from Amara Cancun main entrance, or just a few blocks up Av. Jose Lopez Portillo north of Amara. When you want to take a break from cooking at the condo, there is an array of restaurants all around Cancun to satisfy whatever type food you desire. Be sure to try some of the authentic Mexican restaurants, a few are within walking distance, & most are reasonably priced. However, some of the American known restaurants are pricey.
If you are energetic & like day time adventure & nightlife, there are plenty of options such as: swimming with the Dolphins, Tulum, Xcaret, Chichen Itza, Senor Frogs, Carlos N Charlies, Coco Bongos (we highly recommend if you like high energy, music, & shows every few minutes - we have taken several people & they were amazed- say it's much more than they expected).
We can give you contact information for several companies for you to arrange convenient airport transportation from & to the airport (would be additional fee, not included in the rental price of the condo). They will meet you at the airport, usually holding a sign with your name on it, then carry you in a private van straight to the Amara Cancun security gate, or you can get transportation after arriving at the airport but usually have to wait for a van to be filled & make several stops along the way. Please note * you are responsible for scheduling & paying for airport transportation arrangements directly with the company you choose.
We have a property manager that will meet you at the condo upon your arrival, give you keys, explain things about the condo, go over the administration rules, then meet with you again just before your departure. Cleaning before you arrive and after you depart is done at no charge to you. Also, if you should like to have cleaning services during your stay, she will schedule a member of her team for a small fee ($35 each service, could be up to 4 hours, unless there is an increase I am not aware of). It is my understanding that you could include in this time frame for breakfast or lunch snacks (no full meals) to be prepared for you there at the condo. Do not know if any guests have had snacks prepared for them, but have used cleaning service.
*No on-site Restaurant Currently
We thought it was great when a restaurant opened right there onsite at Amara - so convenient. It was located at the large palapa, just steps away from the pool. However, the restaurant changed hands several times, each having their own menu & hours, & was called Amara Restaurant with a previous owner/manager.
Last I heard from the administration is that there are no current plans to reopen an onsite restaurant at Amara Cancun. Seems some owners & tenants want a restaurant & some do not. Was sorry to hear this & have to inform others here. As for us, we hope there will be another restaurant there in the future.
If I later hear any updated news in reference to an on-site restaurant I will include it here.
But as mentioned above, there are several restaurants within walking distance.
