The Space:
This 2-bedroom condo is a fantastic choice for your getaway to the Mexican Caribbean. Located in the guard-gated community of Playacar Fase II (Phase 2) in Playa del Carmen and considered one of the safest and more upscale areas of Playa. The condo is about a 5-min drive or a 20-minute walk to the famous 5th Avenue pedestrian walk street where you’ll find cafes, bars, restaurants, taco and tequila shops, live music, boutique and souvenir shops and a whole lot of people-watching!
This 1615 sq ft (150 sqm) 2nd-floor condo, nestled within the Hard Rock Golf Course features:
- A divine open living space with lots of natural light, comfortable furnishings, plenty of space to sprawl out, a Smart TV, and direct access to the private balcony.
- A dining area in front of the sliding doors to the balcony offers lots of air flow when doors are open and a pleasant spot to enjoy meals at home in peace, featuring a dining table to comfortably seat 6. Plus a breakfast bar at the kitchen counter with 3 comfy bar stools!
- There’s an open kitchen area with granite countertops that’s fully-equipped to prepare meals at home. It features all the appliances, cookware and utensils needed including extras like coffee maker, toaster and blender!
- The floor-to-ceiling glass doors are wonderful to open for that indoor/outdoor connection and private balcony.
- There are two stylishly-minimalist bedrooms that get lots of natural light and two full bathrooms in the condo, to accommodate 4 guests as such:

BEDROOM 2: 2 Single/twin beds
- You’ll have one free designated parking space at the condo complex too.
The condo is inside a safe residential community and you really won’t need a car to get around, but if you have one, you’ll have a free parking space at least! You can walk to Paseo del Carmen outdoor mall, where the start of 5th Avenue is, which is a 20-min walk (or 5-min drive) and there are plenty of shops and restaurants there. Essentially everything you need is just a short walk or drive to get to. Even the world-class Hard Rock Golf Course is at your doorstep! Plus, you’ll be walking distance to an Italian restaurant, a cafe/bakery and an OXXO convenience store. Three things you can get just about anything without having to leave the area! Great for lazy days!
Plus there are also many different things to see and do around Playa del Carmen -- everything from downtown shopping, beach/beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers and cave systems, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Cancun or Tulum and so much more!

The condo is located in the Akoya condo complex inside of Playacar Fase II (Phase 2), a family-friendly area in the heart of Playa del Carmen. You’ll have:
- Access to a gorgeous shared common pool area and beautiful lush tropical surroundings
- 20-min walk (5-min drive) to 5th Avenue where you’ll find fantastic shops, restaurants, cafes & nightlife
- Vibrant shopping malls nearby like Paseo del Carmen, Quinta Alégria, and the shops at Calle Corazón with loads of designer and chain stores, boutiques and restaurants.
- Walmart and Mega grocery stores about 1.7 miles / 3 km away
- Hard Rock Riviera Maya Golf Club is pretty much in your backyard!
- You’re near beaches and beach clubs, especially the gorgeous Playacar Beach and the Cozumel Ferry

The home is about 59 km or 37 miles from the Cancun International Airport (CUN) and is located inside Playacar Phase 2. You can rent bikes or take taxis or colectivos (shared ride vans) around town. (Note: there is no Uber here)

Other Things to Note:
The condo is located inside TWO gated areas. The Playacar Fase II main gate and the Pakal entrance. Both are guard-gated and the guards will ask to show ID, sometimes they keep the ID and they give the guest a pass which they have to return when they leave and to retrieve their ID.
The condo is on the 2nd floor and you will need to climb stairs to get there.
Wi-Fi, Smart TV, bed linens, beach and bath towels, kitchen equipment and some bath essentials are all provided complimentary. However the bath items are not replenished so when you run out you'll need to purchase more. If you'd like us to arrange a grocery trip and stock the place for you, just let us know in advance! We can arrange airport transfers too.
Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. *Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
There's no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost. Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
There are surveillance cameras on the property, strictly for security reasons, to ensure guests' safety. All cameras face outdoor areas only.
HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- Please note there's a penalty fee of $10,000 MXN if a guest hosts a party, event, or big gathering.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Please use the safe box for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.
Interaction with Guests:
You can check yourself in by accessing the keys in the lockbox with the code. The code will be provided to you within 24 hours of your arrival.
